1701 E Lamar Blvd: Twenty Leases and a 50% Rent Increase Across a Four-Year Acquisition-to-Exit Cycle

TXRE Properties is proud to share the results of a four-year repositioning of Arlington Interlink, an 83,050-square-foot Class A office asset located at 1701 East Lamar Boulevard in North Arlington. From acquisition in June 2022 through the sale of the asset in February 2026, TXRE increased occupancy from 36% to 95%.

The building was acquired nearly two-thirds vacant. A capital improvement program, a move-in-ready spec suite strategy, and a sustained direct-to-tenant leasing campaign transformed it into a stabilized Class A asset positioned near Arlington’s Entertainment District with immediate access to I-30 and Highway 360.

Key Highlights of the Repositioning:

  • Occupancy Surge: Occupancy climbed from 36% at acquisition in June 2022 to 95% at the time of sale in February 2026, a gain of 59%.
  • Leasing Volume: TXRE executed 20 leases totaling 66,729 rentable square feet, the equivalent of more than 80% of the building.
  • New Tenant Growth: 18 of the 20 transactions were new leases, accounting for 53,888 RSF of new tenant occupancy. Two renewals covered an additional 12,841 RSF.
  • Rental Rate Growth: Quoted rental rates rose from $16.00 to $24.00 per square foot, a 50% increase achieved while occupancy was climbing rather than through concession.
  • Building Upgrades: Million-dollar improvements to the lobby, common areas, and restrooms, along with the delivery of move-in-ready spec suites that shortened tenant decision timelines.
  • Investment Performance: The asset delivered a 33.8% average annual return over the hold period.

The asset was sold to Hielan Real Estate in February 2026.
